Who is eligible for Eagle View Village housing?

In this initial leasing period, there will be greater availability for current employees to secure a home, understanding that annual leases may or may not be renewed depending on demand. Housing placement will be based on need and availability.

How do I inquire about renting a cottage or townhome?

Employees can fill out an interest form on Workday starting March 2, 2026. The deadline to submit your interest form for consideration in the initial group is 11:59 p.m. May 1, 2026.

When will employees be notified of housing decisions?

The FGCU Human Resources department will notify employees if they’ve been selected for a rental by  June 30, 2026.

How do I submit an interest form?

Interest forms are available to current employees through Workday starting March 2, 2026. The information in this form will remain confidential. The form is not contractual and will be used to determine the priority of access to rental units in FGCU’s employee housing. You will be contacted no later than June 30, 2026, to let you know if and what units are available for you. If you choose to proceed, you will be required to complete a lease with the property management company in the fall, along with a background check and credit check.

Will there be a model unit available to tour?

Yes. Once Eagle View Village phase one is complete, one cottage unit will be designated as a model home and will be available for viewing.

Prior to completion, FGCU and Soltura Development Group will hold an open house Feb. 28 from 10 a.m. to 2 p.m. at Swell by Soltura, 26502 Longboard Drive, Bonita Springs. The rental community's one- and two-bedroom cottage units are identical to those Soltura is building in Eagle View Village. The townhomes are a new design.

When will Eagle View Village open for move-in?

Phase one of Eagle View Village is scheduled to open for residents in January 2027, following completion of construction in December 2026.

What is Eagle View Village?

Eagle View Village is a transitional rental housing community owned by FGCU to support incoming and current employees. It is the first employee housing initiative in the Florida State University System and offers a more affordable housing option close to campus.

How many total homes will Eagle View Village include?

If the community is built out with the current unit types, there will be approximately 195 units . However, flexibility exists to change what is built in future phases depending on demand.

Is Eagle View Village only phase one housing?

Phase one represents the initial development of Eagle View Village. Additional phases will expand the community over time depending on demand and financial feasibility.

What types of homes are available in phase one?

Phase one includes 74 total units, consisting of detached one- and two-bedroom cottages and two- and three-bedroom townhomes. Homes range from approximately  750 to 1,700 square feet, depending on layout. The majority are two-bedroom units.

Are three-bedroom units available?

Yes, six three-bedroom townhomes will be available in phase one.

What is the difference between cottages and townhomes?

Cottages are designed as small, detached homes with windows on three sides and a private outdoor patio. Parking for the cottages is in a common lot, with carports and detached garages available for an additional fee. Current FGCU employees can view the same cottage units at Swell by Soltura, 26502 Longboard Drive, Bonita Springs, during their office hours. Townhomes are two-story attached residences that include attached one- or two-car garages. Those will be an original design.

What kind of parking is available?

Parking options include surface parking for cottages, detached garages and carports available for rent, and attached garages for townhome units. Availability varies by unit type.

What amenities will be available?

Phase one will include a gated community entry, dog park, fiber internet to all homes and electronic access systems. Additional amenities such as a pool are planned for future development phases.

Is Eagle View Village pet-friendly?

Yes, Eagle View Village will be a pet-friendly community. Specific pet policies, fees and guidelines will be announced prior to move-in.

Where is Eagle View Village located?

Eagle View Village is on College Club Drive, approximately two miles north of FGCU near Gulf Coast Town Center and West Lake Village.  

How much does rent cost?

Rental rates will be approximately 20% below comparable market rents in the surrounding area.

Will there be monthly fees?

Required

• Application Fee: $75 one time
• Administration Fee: $250 one time — at lease signing
• Cable/Technology: $85/month — Fiber internet to each unit and Smartrent access control
• Valet Trash: $35/month — Trash pick up from front porch

• Garage: $175/month — Townhouse garages are included in the townhouse base rent
• Carport: $100/month
• Pet Deposit: $350 one time
• Pet Premium: $25/month

Penalties

• Insufficient Funds Fees: $350/occurrence
• Late Fees: $150/occurrence
• Transfer Fee: tbd/occurrence
• Lease Cancellation Fees: 2 months rent

Are utilities and internet included in rent?

A mandatory technology fee for fiber internet and cable will be added to the monthly base rent. Water and electricity are not included in base rent.

How long can residents rent in Eagle View Village?

Annual leases can be renewed up to two times.

Who manages Eagle View Village?

Eagle View Village is being constructed by Soltura Development Group on behalf of FGCU. The university will oversee tenant selection and marketing, while a third-party property management company manages leasing, showings and daily operations.
