• The coastal counties had a total of 2,051 single-family home sales in December 2025, a 17.1 percent increase from December 2024 and 22.7 percent above November 2025.
• Single-family home sales in the Cape Coral-Fort Myers MSA totaled 1,165 units in December 2025, up 15.2 percent from December 2024.
  • The median price in the Cape Coral-Fort Myers MSA was $385,000 in December 2025, a 3.8 percent decrease from December 2024.
• The Naples-Immokalee-Marco Island MSA registered 420 single-family home sales in December 2025, a 30.4 percent increase compared to December 2024.
  • The median price in the Naples-Immokalee-Marco Island MSA was $826,267 in December 2025, down 1.3 percent in December 2024.
• The Punta Gorda MSA reported 466 existing single-family home sales for December 2025, up 11.5 percent from December 2024.
  • The median price in the Punta Gorda MSA was $350,000 in December 2025, up 2.3 percent from the same month last year.

All prices are nominal and not adjusted for inflation. The following table shows which MSAs correlate with which counties. Southwest Florida coastal counties is defined as the sum of Cape Coral-Fort Myers MSA, Naples-Immokalee-Marco Island MSA and Punta Gorda MSA.
