Responsibilities and Duties

The Physical Plant is dedicated to providing resources and constantly maintaining all university buildings, grounds, and equipment that are fundamental to a healthy academic environment. The Physical Plant team is committed to maintaining an atmosphere that will foster pride, teamwork, and cooperation among the university faculty, staff, students, and visitors.


The Physical Plant is responsible for the operation and maintenance of the university-owned physical facilities including the following:

  • Building maintenance and repairs
  • Building alterations and/or renovations
  • Maintenance of mechanical, electrical, and plumbing systems
  • Contract management of custodial services and related activities
  • Warehouse operations
  • Road maintenance
  • Grounds landscaping and irrigation
  • Shipping and receiving services
  • Contract management of pest control services

Maintenance fees are charged to the appropriate budget of the Physical Plant account whenever a maintenance request occurs. Physical Plant costs are classified into two categories: Routine Service and Special Service Requests. The maintenance budget supports routine services, in terms of operation, maintenance, and repair of university facilities designated as Educational and General (E&G), as determined by the Vice- President of Administrative Services. Typically, these are costs not charged to a department or activity. Facilities operation and maintenance generally includes, but are not limited to:

  • Building envelope (roof, wall, windows, and doors)
  • Utility systems (electric, gas, water, and sewer)
  • Heating and air conditioning systems
  • Waste and recycling
  • Electronic recycling
  • Custodial services
    • Cleaning schedules*
    • Signs for custodial staff*
  • Pest control
  • Moving services
    • Thursday Move information and dates*
  • Key and card programming
    • Key authorized signer form*
    • Key custodian designation*
    • Key request form*
    • Key transfer form*
    • Key custodian information*
    • List of key custodians*
    • University Lock and Key Policy*
  • Postal services
    • Shipping form*

Services requested outside the normal scheduled periods, and outside the scope of Routine Services, are considered chargeable and may be charged back to the requesting College or Department. Requests categorized as Special Services, should be coordinated within the administrative unit of your Department or College. Special Services can include, but are not limited to: 

  • Signage services
  • Moving services
  • Carpentry services
  • Cleaning/custodial services outside of scheduled times
  • Support services for events
  • Construction services/remodeling/renovations
  • Electrical services above and beyond general maintenance
  • Golf cart maintenance and repair
  • General maintenance services/installation of various materials (keyboards, bulletin boards, coat hooks, etc.)
  • Lock and key services and card readers (replacement, change, install, re-key) not part of new construction
  • Plumbing services (relocate, install; for outside events or activities) not part of new construction

 Labor Rates for special services are as follows:

  • $48.00 – Regular Time
  • $72.00 - Overtime
